The proposed development is too large in terms of mass and scale to operate that close to the small businesses in Holbrook Lane.

The proposed development has very little onsite parking (15 very tight spaces) for an estimated capacity of 200 , leaving worshippers no option but to park in on the access road or Holbrook Lane. This will create noise and disturbance to the residential amenity.

The proposed development will generate extra traffic and pedestrian activity , harming the residential amenity.

The proposed development would be a loss of valuable employment land.

The need for the proposed development is not proven , there are other facilities available nearby.
